Everything You Need To Know About Becoming A Realestate Agent
There are different types of real estate agents although it is mostly categorized under real estate agent or realtor depending on where you are from but there are different departments in the real estate industry and here i am going to be listing some of the departments we have under real estate.
1. First, we have the real estate agent who acts as the connector between buyer and seller they are responsible for finding potential properties and negotiating prices
2. We have the listing agent: A listing agent is someone who works exclusively with people who sell real estate people who sell for instance landed property or a home, a listing agent helps to determine the selling price of the property they also manages the property and showings for that property, they answer questions of potential buyers.
3. Next, we have the buyer's agent, the buyer's agent works with clients looking to buy properties(real estate) they are responsible for finding potential properties which could be a house or land or an office building, here in Nigeria mostly in Africa a buyers agent get 5% from the buyer while the listing agent gets 5% from the seller however if you happen to be both the buyer's agent and the listing agent you get 10% for the property sold
4. The mandate: I remember when i heard this word for the first time i was confused as to what it meant i;ve never heard anyone use the term mandate at least from the real estate movies i watched then I asked around and i was told that the mandate is someone who is dealing directly with the seller of the property and yes the other name for it is called the listing agent although here in Africa real estate works differently there could be like 5 people connected to a property if the mandate is willing to allow, that simply means all 10% will be shared among them just imagine it's a 2,000,000naira property the percentage after being sold will be 200,000 and that is what will be shared among all 5 agents leaving one person with 40,000 it's quite small especially when you put in so much effort that is why it pays to be both the mandate and the buyer's agent then you get to make the decision of how many people you want to market the property.
